Our Process

1. Concept & Design

We begin with an initial site visit and discussion about your goals, budget, and vision for the project. From there, we provide an early budget guide based on the style, size, and level of finish you are considering. If the project is a strong fit, we engage an independent draftsman to prepare concept sketches based on your ideas and our practical building experience. This helps shape the design and gives you a clearer understanding of what can be achieved within budget.

2. Budget & Planning

Once the concept is agreed, we refine the budget and planning direction. At this stage, we work closely with the draftsman and any consultants required to better define the project scope, construction method, and likely costs. This process helps ensure the design is realistic, buildable, and aligned with your expectations before moving forward.

3. Documentation & Approvals

We arrange the preparation of the required project documentation, including engineering, drafting, and approval forms. Depending on the project, approvals may be sought through a Development Application, Complying Development Certificate, or another relevant approval pathway. We coordinate this stage carefully so the project is ready for the next step.

4. Contracts & Scope

Before construction begins, we prepare a detailed building contract that clearly outlines the full scope of works, inclusions, exclusions, prime cost items, provisional sums, and anticipated timeframes. This gives you a clear understanding of what is included and what to expect throughout the build.

5. Project Preparation

Prior to commencement, we organise the necessary insurances and documentation, including public liability and Home Building Compensation Fund cover where required. We also submit the relevant paperwork to the certifying authority and hold an onsite meeting to review the construction process, access, logistics, and project expectations.

6. Building

During construction, we manage the entire build from start to finish. This includes coordinating trades, organising materials, overseeing workmanship, and keeping the project moving efficiently. We maintain regular communication with clients throughout the build, providing updates by phone, email, and onsite discussions to ensure you stay informed at every stage.

7. Completion & Handover

As the project nears completion, we arrange the final inspections and work with the certifying authority to obtain the required final paperwork, including the Occupation Certificate where applicable. We also walk through the finished works with you and address any final matters to ensure everything is completed to a high standard.

8. Aftercare & Ongoing Support

Our service continues after handover. If any questions, adjustments, or minor issues arise, we return to site and take care of them promptly. We stand behind our work and aim to provide a smooth, professional experience well beyond completion.
